This large-scale project for a mixed-use development on the Grand Parade, Cork was extended, following a tender process by Cork City Council, to include for a new City Library. The 30,000 m² overall design incorporated the City Library along with extensive Retail, Office and Residential developments.

Integration of the commercial and civic elements into a single project provides a unique opportunity to regenerate this area of the city centre and act as a catalyst for the regeneration of the broader urban context.
The project is located in the historical core of Cork city and integrates a protected structure and a number of buildings of historical national significance into the overall design. Complex archaeological issues on the site were also resolved during the design development phase.
In excess of 9,000m² of commercial retail space is proposed over two levels including mezzanine to help in establishing new street frontages on Grand Parade and South Main Street and re-energising existing historic lanes linking Grand Parade & South Main Street.
