MILLRACE

Facts

A residential development on the grounds of an historic industrial mill comprises 176 apartments, 149 houses, crèche and incubator units

Site area:
9.6 ha (23.7 acres)

Floor area:
32,200 m² (346,472 ft²)

Density:
3,354 m²/ha (14,624 ft²/acre)

Features

One of the first Area Action Plans launched by the local council in 2000, the success of the finished development encouraged further plans of its type to be prepared, including that for Newcastle Lyons in 2003, the first phase of which Reddy A+U has also completed

With a number of protected structures of the former Swiftbrook paper mill, including mill ponds, mill races and lines of mature trees, the site required a sensitive approach and close negotiation with planning authorities

The rag store of the existing paper mill was retained and used as an apartment block with own-door incubator units

A wide range of residential tenures, including apartments, duplex units, social and affordable housing, traveller accommodation, semi-detached and larger detached family homes, contribute to a sustainable social fabric

The circulation network encourages pedestrian movement to shops, schools and tram link to the city
